I hope this letter finds all of you well. This past year went relatively smoothly. We saved the cost of paying a management company and survived the hurricane. We had several trees damaged and bushes to be removed. The cleanup was quickly taken care of by our landscaper within a few days, while many of our surrounding communities waited many weeks to get anyone to do the cleanup for them. Many communities got gouged on pricing. Our landscaper was very reasonable in terms of our cost. Since our last letter the board has made repairs to several stop signs that require them to be recemented and straightened out, providing a minimal cost in supplies to our community.
On a few occasions the drainage, of the retention pond, got clogged up with debris after the hurricane and a few big storms. It was discovered that we had three Beavers living in our pond. They were not easily seen as they did not come out in the daylight. They were able to be removed. John and I sought out estimates to get the pond drained, dig around the turret and to repair damage to the screen. This required large machinery due to the depth of the pond. Our first estimate came in at 34k. We sought a few estimates from other companies that were more reasonable but still high in cost. None of the companies could assure us that we would not find further damage once we drained the pond. The lower price only included just immediately around the Turret and to get it draining was at least 7k. John and I spent the whole day Saturday with the landscaper attempting to drain it ourselves. At minimal cost to the community and our own personal time, we manage to drain the pond. This gave us a better idea of what we were dealing with, we also discovered some extensive damage to an area of the wall of the pond. Several tunnels were made, by the beavers, that could compromise the support over time. John Richardsson took the lead on this and found a company that not only removed two feet of sediment, down and around the Turret, repaired the screen and reinforced the erosion by the drain, he also negotiated a price to include a repair to the wall damaged by the beavers and the wall reinforced with additional dirt to build up the support. This cost should come in under 9k total. This was a savings of at least 5 to 6k. The property Insurance does not cover beaver damage, but we are fortunate enough that we had some money in our reserve account, that we could move quickly and get repairs done without having to do a special assessment to the community.
We still plan to add mulch this year and hopefully address the lighting situation near our entrances.
We are looking for at least two more people to step up and serve on the HOA Board. John and I will return another year and hopefully in our respective roles as President and Vice-President, we can split the Secretary and Treasurer if needed and we can make a slot for Member at Large. We meet quarterly and when needed for emergencies. We communicate monthly via text and email when needed. Dennis Hays will continue his role as Budget Committee and monitor our expenses on a weekly basis and provide reports for the website. It is not difficult for 4 or 5 people, but it is time consuming for two people. If it were not for John returning, I would have had to consider getting a management company again and adding greater cost to the community. Our policy on HOA Dues is the following and in compliance with our CCRs and By-Laws. The homeowner is responsible for any expense in the effort to collect the dues. This includes late fees, interest, certified signature letters and legal fees. Thirty days after the late fee notice is given, all accounts will be forwarded to collections through the Collection Attorney’s office. Liens will be placed against the home and then any time after thirty days a letter of intent to Foreclose will be sent (Via process Server and certified mail) and enforced. By law, once we send a letter of intent to foreclose, we cannot stop it. The communication must be through the Lawyers. All accounts will either be paid in full or in litigation by the end of May.

Annual meeting is April 9th, 2025, at the Five Forks Library, 104 Sunnydale Drive, Simpsonville SC 29681. It is off Woodruff rd. The meeting will be at 6pm to vote/elect a Board for 2025 and review what we have listed in this letter and discuss future financials. Any names that want to be considered should be sent to us via email, no later than April 2nd. This will allow us to send out via email to the community of other people who want to be considered for the HOA Board. We will also use this time to further discuss the pond in more detail.
